The latest news by Sim Lian Group has confirmed that the exact pricing details for Wandervale EC is out. Wandervale EC, which is walking distance to Choa Chu Kang MRT as well as Lot One Shoppers’ Mall, will commence selling to the public at an average pricing of $755 psf. Wandervale EC provides a great head start for the EC market as it is the first EC to be launched in 2016. Analyst note that the pricing indication looks very encouraging given the prime location of Wandervale right next to a shopping centre as well as only a mere 7 minutes walk to Choa Chu Kang MRT Station. Executive Condominiums near MRT Stations are typically rare and therefore combined with the pricing details above, analysts note that this project should be well received by e-applicants. E-Application has ended on 28 Feb 2016.
Bigger Units in Wandervale Popular
However, it is noted that Wandervale EC which markets itself as a prime EC in the Choa Chu Kang area belongs to EC subjected to resale levy. This is because Wandervale has the land sales tender closed after 9 Dec 2013 and therefore second timers are subjected to resale levy. This maybe a deterrent for buyers who have to fork out hefty sums if are second timers.
Another group of analysts are more optimistic on the grounds that Choa Chu Kang has not seen any ECs for a long time and there is a backlog of buyers who are first and second timers. With the exception of Sol Acres EC in Choa Lumina Grand Chu Kang, this is the only next EC to be launching in the area and the location together with the layout appeals more to buyers. The results of the e-applications also note that there are more interested buyers than units available. There are a total of 750 e-applications for the 534 unit development by Sim Lian Land.

Sim Lian’s spokesperson has noted that buyers are very keen in the bigger units of 3 Bedroom Premium and 4 One Sophia Bedroom as the location would mean Wandervale EC is a very viable location to stay in and hence a bigger unit will be more comfortable for home stayers.
